Property registration in Haryana is mandatory to ensure the legal ownership of the asset. Although the process entails accumulating relevant documents, paying charges and visiting the sub-registrar’s office,All transactions that involve the sale of immovable property should be registered in India to ensure the transfer of clean title to the owner. The registration of a property consists of the preparation of documents and paying the applicable stamp duty registration charges for the sale deed to be legally recorded at the Sub-registrar’s office.As per the Registration Act, 1908, all immovable assets must be registered with the State upon the payment of applicable stamp duty. Following the land registration scam, the Haryana government has majorly shifted the focus on the online property registration process.

Purpose of Property Registration

  • By registering property, the document of transfer will be a permanent public record
  • Any person can inspect a public record, and a certified copy can be obtained from the office of Sub-Registrar
  • Registration of a document is giving information to the general public that the owner has transferred the immovable property to the buyer.
  • If a person plans to buy an immovable property, he can verify the record-index available in the Sub-Registrar office. He can verify in whose name the last transfer deed has been registered.

Property registration procedure in Haryana

  • Visit the official website of land records in Haryana- jamabandi.nic.in
  • Hover on the ‘Property Registration’ tab, and then click on ‘Stamp Duty Calculator’ from the drop-down menu. You can also calculate stamp duty online.
  • You will be redirected to another tab. Enter the transaction value. Next, select whether the property is within the limits of the municipal corporation (urban), or outside their limits (rural), and choose the gender of the owner to calculate the stamp duty and registration amount
  • To purchase an e-stamp, visit the Government Receipt Accounting System (GRAS) website- egrashry.nic.in
  • Next, login to the website. In case of login credentials, enter the username as guest
  • Generate an e-stamp, and make the necessary payment online. Ensure that the e-stamp is duly verified at the sub-registrar’s office
  • You may purchase a stamp paper offline by visiting a State Bank of India (SBI) branch
  • Visit the official website again and click on ‘Deed Registration Appointment’
  • You will be redirected to another page to log in with OTP. Enter your mobile number, and the OTP sent on the same to login
  • Enter the necessary details and click on ‘Next’ to select a suitable appointment slot at the sub-registrar’s office
  • The last step requires the buyer, seller and two witnesses to visit the sub-registrar’s office with all the previously mentioned documents. The process is generally not lengthy, and the biometric identification of the involved parties will be done.
